HOA Manager Summary:

HOA Manager provides management, direction, and leadership to ensure the property is maintained and operated in accordance with Company objectives. Responsibilities include working closely with third party Management Company, the association, Board of Directors and/or the developer to manage and operate the community, facilitate solutions to problems between communities and internal support staff.



Responsibilities

  • Works closely with and through third party HOA Management Companies
  • Acquires and maintains current knowledge of state regulatory agency statutes and each client's community's documents, policies and procedures.
  • Analyzes advantages and disadvantages of alternative solutions to problems and makes recommendations to the Board of Directors.
  • Provides leadership and direction to effectively manage relationships with other business groups and achievement of company and property goals and objectives.
  • Develops and maintains an effective ongoing resident's relations plan, implement initiatives, and maintain an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys.
  • Supervise third party manager preparations of complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions.
  • Manages resident's relationships to ensure residents retention and a high level of service including timely and complete resolution of residents concerns, coordinating special services and requests and conducting formal and informal inspections.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Ability to run a BOD meeting when necessary according to Robert's Rules of Order.
  • Observes all safety standards and participates in the Company's efforts to provide safe work environment.
  • Sit on HOA and CDD board of directors as required
  • Liaison between Lennar Sales and Community representatives and HOA Management.
  • Responsible for overseeing Lennar Tampa's Club Assets, Marinas, Retail operations inside of existing HOA's or CDD or in Lennar Tampa Communities.
  • Responsible for interfacing with Land Department in regards to HOA/CDD/Club or Other Asset impacts on Green Folders and Prospective Land Deals.
  • Able to manage HOA/CDD Turnovers, Club Sales
  • Assists in minimizing and overseeing HOA/CDD related litigation when needed.
  • Manage and forecast deficit funding, community turnover and lot assessment spend quarter to quarter and on an annual basis.


Qualifications

  • Minimum High School Diploma or equivalent required
  • Bachelor's degree in Business or related field preferred
  • Minimum three (3) years of experience as an on-site manager managing the property or building operations, such as staff and service contracts, resident retention and resident improvements is preferred
  • Strong working knowledge of customer service principles and practices.
  • Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
  • Valid Driver's License and satisfactory driving record
  • Ability to communicate effectively and concisely, both verbally and in writing

Physical Requirements

Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
